1st Oct 2019 | Agency

On behalf of clients C J R Windows & Glazing Limited, Primmer Olds B.A.S have acquired Unit 17 Mount Pleasant Industrial Estate, Mount Pleasant Road, Southampton, an end of terrace industrial unit with secure yard.

C J R Windows & Glazing are an established firm with an excellent reputation in Southampton proven by their 30 year track record. The business provides custom manufactured windows, doors & conservatories for the residential and commercial as well as offering a repair service.

Primmer Olds B.A.S Director of Hampshire Commercial Agency Patrick Mattison commented ‘CJR have benefitted from taking a very pro-active approach to their relocation. With property and staff fundamental to the continuity of their business they allowed themselves good time to identify, negotiate, and secure this building. We were pleased to assist with this exercise advising on the salient terms and structure of the transaction. The unit was previously occupied by a company who had become insolvent so required extensive refurbishment. A conditional contract was entered into early subject to an extensive Schedule of Landlord Works being completed which included the removal of a sub-standard single storey extension annexed on to the unit. A Licence for Alterations was also agreed to document Tenant improvement required to ensure the property was viable. We were very familiar with the estate having acquired another unit from the same landlord for a different client in 2018.’

Patrick commented further ‘We are really pleased to see more and more business adopting our acquisition service to fulfil unsatisfied requirements. Business owners are experts in their own respective fields but not necessarily in respect of property. The outcome on a relocation or expansion can be vastly different when an agent is instructed to act as advisor and negotiator. With commercial agents, more favourable terms can be agreed and pitfalls avoided which can save tens of thousands of pounds over a property ownership period or lease duration.
